We have had one quote, we have a 3 bed semi house and would like a loft conversion.
We would like a bedroom, study and on suite with 2 dorma windows we were shocked at how much the quote was, it works out at approx £38,000 including Vat.
Does this sound reasonably priced? How do I find companies with good workmanship at a lower price
Thanks

Condensation is a real issue and if not dealt with will lead to a long term problems with the fabric of the roof.
Having not seen the detail or specification of the materials used we can only advise on best practice.
The sarking felt should be a breathable type as some PVC types do not allow moisture to pass instead any moisture is retained within the roof area.
Part F2 of the Building Regulations requires the following:
* Continuous eaves ventilation strip within the soffit
* 50mm air cavity between the breather membrane and
* Continuous ridge ventilators.
The soffit and ridge ventilators should be of the same size so as to avoid imbalance in the cross flow if air.
If you have a dormer similar provision is required to maintain air flow.
We trust this is of assistance and would be pleased to here how you get on.
