Hello Ben,

The Building Regulations must be followed through even if the cost of the works goes up.

The regulations are there to ensure long term stability and safety. You will have to confirm with all of number 2 above.

Don't bother trying to hide the works from your local council.

It compromises safety and could cost lives.

Please get a good Architect to visit and draw up proper plans and advise you.
