is a loft conversion legal
by: Rena Trepka Dip Arch Kingston

If the loft conversion has got building regulation approval then the work that was carried out at the time is legal.

You can check this with the local council if the vendor is unable to supply the paperwork.

There may be other tell tale signs if the loft conversion was done legally 6yrs ago, such as a means of escape window 1.700 from the gutter line (dormer or velux but if velux this would be 600 from the floor), a staircase leading from the landing not another room, strengthened floor joists supported on a loadbearing structure are some.

Guidance on height is normally given as 2.3m but the height of a loft conversion is down to the individual.

The Building Regulations only stipulate head room over stairs and this can be as low as 1.8m
