Building Regulations

The short answer is that every loft conversion must have building regulations approval, there can be no exceptions to this.

Retrospective approval can be sought but there are obvious pitfalls here.

I assume that the insurance policy would be in case that alterations have to be made to comply with the building regulations in the future.

I would highy recommend seeking clarification from either a solicitor or the local authority planning officer.
